Modulus Housing, a company founded in 2018 by IIT Madras alumni, has made significant strides in revolutionizing the construction and healthcare sectors through innovative, modular solutions. Initially focused on providing foldable cabins and rapid-deployment health facilities, the company quickly realized the potential for its technology to address critical infrastructure needs in various sectors, including healthcare, disaster relief, and housing. However, Modulus faced early challenges in market identification and aligning their product with the right customer needs. Their technology, originally developed for disaster relief, struggled to find widespread adoption, as markets often prioritized immediate needs over long-term solutions.
The turning point for Modulus came when they joined the GDC’s I-NCUBATE program. The program provided invaluable support by helping Modulus refine its product, align it with market demand, and develop a clear strategy for expansion. Through I-NCUBATE’s mentorship, Modulus not only gained clarity on its target market but also benefited from strategic insights that helped them to refine their core offerings and understand the nuances of market segmentation, enabling them to position their technology effectively.
A hallmark of the program is its focus on customer discovery, which allowed Modulus to engage directly with stakeholders, gather critical insights, and validate their product-market fit. This process clarified their understanding of customer priorities, ensuring their modular solutions met real-world demands. Additionally, I-NCUBATE provided the tools and frameworks needed to develop a scalable business model and build credibility among potential partners and investors.
This support was instrumental in securing significant contracts for Modulus. Within just three months of completing the I-NCUBATE program, the company secured partnerships with leading construction firms like L&T and Selco, enabling them to expand their reach and impact. One of their most notable achievements was securing a ₹65-70 crore deal with the Bihar government in 2023 to construct 20-bedded hospitals across 173 sites in 23 districts, highlighting the company’s ability to efficiently address urgent infrastructure needs.
Building on this momentum, Modulus has continued to expand, receiving a strategic investment from Enrission India Capital in 2024. This partnership is set to accelerate their growth, allowing Modulus to scale their operations and continue addressing the global need for affordable, high-quality, and sustainable housing solutions.
Today, Modulus Housing stands at the forefront of the modular construction industry, The company’s journey from an early-stage venture to a key player in the modular construction and healthcare infrastructure sectors underscores the importance of targeted support and mentorship in transforming ideas into impactful, market-ready solutions. Modulus Housing’s success is a powerful testament to the transformative role that GDC’s I-NCUBATE program can play in empowering entrepreneurs to scale and succeed in competitive global markets.
